A subdivision or partition survey is the division of a tract or parcel of land into two or more parcels. This would involve the creation of new boundary lines within the interior of a parcel. The survey of these new lines would be known as the "original survey".

In Madison County, the division of a tract of land into two or more parcels, in which the new parcel(s) or the remaining parcel is less than five acres, would require the review, approval and recording of a subdivision plat. Once the plat is recorded, then the deeds of conveyance can be prepared and the new parcels sold. It is illegal to sale or offer to sale any parcel of land that was not subdivided in accordance with subdivision regulations. Any division greater than fives acres in both the new parcel and the remaining parcel, does not require the recording of a subdivision plat and can be achieved by a partition survey and description thereof.
